A timber frame Shire Pod building made from FSC grade structural insulated panels and solid timber frame from sustainable forest resources.
A 3200mm wide, 3400mm tall, 6000/7000mm deep Mezzanine Pod.
A double-opening solid wood door frame and front/side door with toughened double-glazed tinted glass. With euro lock and handles.
A weather-treated timber base frame with underfloor insulation.
A solid wood floor finished with hard wax oil.
Curved insulated roof and walls with a watertight top layer and damp-proof membrane. Plus, foil-backed lining all walls floor and roof.
Redwood T and G board on interior front and back walls and under the porch overhang.
Cedarwood cladding on exterior walls.
Solid timber decking under the porch at the front of Shire Pod with treated timber base and flush fit with interior floor to allow for wheelchair access if needed.
Agreed choice of spotlights throughout the Mezzanine Pod – details to be discussed with the client.
A partition wall with single access door made in solid wood for back shower room.
Kitchen sink, unit and worktop with under sink water heater.
Shower unit, toilet and sink. All fitted with instant under sink water heater.
The ground floor has a large open-plan living room area.

The top floor comprises of ONE or TWO mezzanine space- allowing for bedrooms/double or kingsize beds Please note - when upgrading to a 7m Mezzanine Pod, the bedrooms are considerably larger.

All specifications are prepared in good faith based on the discussions with the clients. All the solid wood is treated with suitable finishes for the timber’s environment.
